Not heard of it. As this is in Puchong, best to check out the access roads. From what I hear of Puchong, traffic congestion is a norm and everywhere you go, you pay toll first before you get out of Puchong proper. Is this true?

Putra Prima is an isolated area far deep inside west area of Jln Puchong. That is after Puchong South toll from Cyberjaya. The area is isolated by so many kolams aka ex-mining ponds. The are so many as such surronding the area from north, north east, east, south east & south. In layman term you are staying in an isolated island.

The only access road out to Jln Puchong is via Taman Tasik Prima & Puchong Utama. You exit by the road at Meranti Jaya Petrol kiosk to hit the main road.

If you ask the salesman, he/she tell you rubber estate land for sure. Unless if you look through google map you might have a second thought.

The plus point is you can easily get houses & shops there freehold. This in comparision with those new dev by Jln Puchong which are mostly lease hold.

Usually when people invest in shop lots. They always choose a strategic area by the main road. That is easy access to all housing estates @ Puchong. Not forgetting easy access to public transport. So my advice is judge wisely.

Another development you can look for are newly developed shoplots next to IOI mall New Wing. Land title is freehold.

This place should be OK but lacks attractiveness to property investors.
Why???….The Developer should have a landscaper to stamp an impactful impression over other property projects.
The entrance should have a lasting WOW !!! impact when potential buyers & visitors will at first sight want to live or invest. An imposing gateway or arch certainly conjours a delightful sight, the cost of which will translate to exponential gains to both the Developer & investors. The gifted pockets of water and oil plam trees facilitates construction of water features and an obvious statement that this was once estate land. A curving access road with the right choice of trees & hardy flowering shrubery is certainly more desirable than the present straight road, dull plants; also a disservice to mother nature ... ZERO imagination on simple facets of basic marketing.
Had aesthetics been given its essential attention, properties there should have appreciated by another 30%... A phase 2A 2 storey terrace house could be RM280 - RM290K instead of RM220K, a phase 2B 2 storey terrace house could be RM290 - RM310K instead of RM240K.
Basic amenities like schools & branded or sizable retailers are still absent... can't say much for the 'image & value enhancers' if at all there is any with this Developer,...... which is why after 3 properties I have stopped buying from them. Hope the Developer start on an urgent rethink exercise. Thank you for reading ... Cheers!

I visited the area twice before. Once was visiting my collegue who brought a house there. His point is where the hell u can get freehold 20x70 for rm200K+ at Puchong. His concern is merely the land title. He just got married and was thinking of starting a family there.

Going inside is real boring journey & darn far with many ex-mining pond at sight. Like Lawrance said they should have done landscaping to make the area more appealing. Since the dev are offering lower competitive price for free hold property. Guess the developer had to cut down on other misc expenses to make end needs.

Unlike Taman Tasik Prima, there are numerous access roads to LDP & trunk road. Yet the differences the property there are leasehold. So people decide a bit further to Putra Prima.

With quite a no of new property lauches same place at Putra Prima, u will be the one stuck behind in traffic snare. An isolated area with single access road in/out is surely a setback for potiential buyers. Owning a shoplot can only do neighbourhood businesses.

Yet still people are buying houses from this developer. Their new launches still selling well too. The major selling point is pricing & main attraction is freehold prop.

toh, i dont think taman putra prima has just one single access.
along ldp, you can come in from batu14 full diamond interchange, ingress and egress near puchong utama, ingress and egress near maju industrial park and full diamond interchange at puchong perdana.
apart from that, you can access to elite (klia) highway via saujana putra and to puchong prima via puchong tekali.
in future, you can access to skve at interchange near george kent.
not accessible? think again.

this place is ex-plantation land. otherwise how to get freehold title.
toh, google can\\'t tell you what the landuse was. try topomap.

as you all mentioned, the price is low if compare to adjacent development.
thus this area still has room to appreciate.

i had stayed there for 5 years.
