Hi,

I need some expert advises on this VM. Currently I am residing at Singapore and intend to come back one day to Malaysia for retirement. I intend to buy a condo near to my brother's home for rental investment purpose for the time being and as well as one day when i return back home, I will stay at this place. Currently, what is the ROI of this VM? Anyone any ideas? Is there any other condos which is nearby to this VM and worth for rental investment and long term stay? Kindly advise.

Note: What is the lowest transacted price for this VM? Is there any VM condos on auction now?

VM price is increase from averagely RM300k from June09 to currently RM350k. (depends on floor and furnishing)
rental is about 1700 for p/furnish unit (while all unit are p/furnish) to >RM3000 f/furnish. You can calculate ROI base on this rough figures. I only saw once auction some time ago but not always seen it been auction. Having see the price range of surrounding at Riana Green, Desa putra, Seri Maya.. The price of this condo at this location still see the room of growing.

Villa Wangsamas is really a nice place to stay and believe will have a good ROI due to conveniences and establishment of the DUKE highway.

I saw an auction ad last week in NST. Reserve price is RM280k.

Hi China Coin,

Thanks for informing me. I saw the auction ad too and have contacted the agent. By the way, I am not sure anyone can help me to explain about the transfer ownership. If the previous owner is a Malay or Bumi, can they transfer house ownership to Chinese? I have spoken to a few property agents. Some say yes and some say no. So, a bit confusing here as I am not familiar with Malaysia property rules.

Hope that someone can clarify this for me.

As far as I understand, Bumi lot or Malay reserve land is restricted to transfer to non-Bumi. Please correct me if I am wrong.

it can be transfer but there's lot of thing to do and lots of time also...u need consent from the state or whoever authorities incharge...so its better to look not bumi's lot if u wanna save time...it will take months / years
