Dear Sifus/ Property Gurus,

Im so new in this. Wanted to buy a property at Subang Bestari.

But...Later today, a loan officer informed me that anything at Subang Bestari is valued below 300K and i must be more careful shud i want to buy a property at that area...

so any comment/ advice/ insight about this?

(i've paid 1K oredi as a booking...) hopefully i can retrieve it back...touch wood!

What was the reason given by your loan officer?
Perhaps a second opinion would be better.
That area is a leasehold land.

he mentioned that banks would approve loan for not more than 300k shud i want to purchase a property at the area. this is due to the latest property value database and something about the developer (not sure how this contribute to that!). he did mentioned about the build and sell concept thing too.

im a bit curious about this since the house owner aka seller was saying that his property worth about 500k.

btw, a leasehold property worth less, is it?

Yes, lease hold prop value is lower than freehold. Range 10-25% depending on location.
Perhaps you can furnished more about the details of the prop you intend to buy.
Have you survey around the same area and check whats the selling price?
