Dear Sifus,

I am new here and need some advice from experienced investors.

I am considering investing in Subang Andaman at Batu 3. Would maybe like to sell on completion in 2012 or hold 2-3 years. What do you think of this development? Around RM 277K for 1149 sq ft, freehold.

Also, recently found out about Setia Alam and Alam Impian. They may have terrace house launches coming in Jan-Feb 2010. Was considering whether this is better investment? Setia Alam 20×70 freehold about RM460K seems high and rental return low. Is their appreciation good? How about Alam Impian?

There's also another I&P development in Bukit Jalil, Alam Sutera. Any good prospect here?

Sorry for so many questions. Hope sifus will help out this newbie.

Subang Andaman was abandoned some time ago, and money refunded to those who booked. I have no confidence in this. If you look at their showhouse, and the surroundings, you see unfinished pillars,and bushes all grown over.

I mean for good sake, if the developer wants to sell, they need to put an effort to install hoardings to encircle up the pillars, so the public don't see it and get awed by the abandoned pillars. I won't book a unit when i see those infront of my eye. It is ODD!

Alam Sutera - Bukit jalil is selling about RM550k, leasehold. Built by a reputable developer and shares a KL address. I think it is not too bad to invest, except for land tenure.

Wow, many thanks to Sifu Chin for his advice. I was about to sign up for Subang Andaman few days ago and decided to seek advice.

How about Setia Alam or Alam Impian? Or any other worthy investment currently? Hope to hear from Sifu Chin and others.

Hi Su,

I think Setia Alam will be a nice place to stay. But to invest I'm not too sure, because it might take a bit longer time to appreciate in prices. Location wise Setia Alam is a bit far off from KL/PJ city centre. In fact, Bukit Jelutong and Jelutong Heights are much nearer and these places will appreciate in price first before Setia Alam.

Thanks for advice. I did already invest one landed property in Denai Alam, and very happy with it. Now looking for next possible investment. I will check out Jelutong Heights, as not heard of this development before.

Denai Alam will be a good investment for the future I suppose.

But since you are into Shah Alam townships, you should really look at Jelutong Heights. Gated, guarded township and really nice. The financial package is also good. Definitely not to be missed.
