Hi,

I would like to get some advise from expert here pertaining to the pre-approved home loan. Is there any banks who are offering it? Or probably any banks who can do some kind of eligibility check based on the documents that I need to submit?

I am a first time buyer and my concern right now is that, i won't know of my eligibility status until I had applied for the loan itself. Many of my friends had come into problem that they ended up not getting a full loan or their application is rejected. The worst part is that they had to continue looking for other bank loans, and most of them ended up having to discuss with the lawyer and the seller to get back the deposit (not in full it seems).

I also had come across some financial adviser from banks saying that they can so called \"adjust\" the loan application so that the loan can easily be approved. But then, the risk is still there as they can only try, and if rejected, we the buyer would still need to look around for another home loan facility.

I hope someone here would enlighten me with some advise on this.

Dear Readers,

Major problems that most client facing today is fetching the market-value of the property they purchased.
Most of the bank are very conservative i.e. Panel of Valuer will definitely not pushing the value too high. Despite the fact that the selling price in that particular are is that Price.

In order to try higher value, once should check and see if the bank can fetch the value of their property before they submitting their full documents for the loan application for processing.

For Valuation Support you normally need to provide the followings:
1) Property Address, Type & Tenure (Lease-Hold/Free-Hold)
2) Renovation Details (Cost spent & Types of renovation)
3) Property Size, and Unit type (Corner, End-Lot or Intermediate Unit)
