Property in Malaysia for sale and rent | Buy, Rent and sell real estate and homes

Hi everybody,

This is my first posting..I've bought a unit at Magna Ville Condo,Selayang. It is under development and sound goods because UiTM, Medical campus just about 5min walk from the condo.
Did anybody think it is good investment because the developer offer 16% Guarantee Rental Return which roughly about RM1500/month.
Is it real the monthly rental will maintain RM1500 in the long term based on the surrounding development or it just a gimmick to sell their unit?Appreciate any opinions.Thanks..

Yes its a sales gimmick. but why worry, the developer is paying higher return than the market. the rent value there is estimated between RM700 - RM900 only.

really ah so low the actual rent ???

marketing people can say anything...you have to do research and take initiatives....like go to the municipal council and check the upcoming development...or even try to get info abt the campuses if they have any plans to move to other places soon or build own dorm for in-stay etc etc....also check the neighbourhood...do u think those working class around willing to pay up to 1500? uitm students not like private students that have the luxury to fork out that sum....even if they do, you have to compete with other condos and apts....and lastly, after going through all this research...strike the deal based on all your calculated risk that you have done...
