Any property expert can give me some opinion about this area? What do u think of the price at RM650K above for the 3 storey terrace home(22'x75')the developer open for sales for the last phase? Do u think the price will increase to 750K after a year? Currently the Semi-D open for sales by the developer at RM 1.2M above. Do u think is over price?

Maybe u can survey the Batu 9 developments like Sunway Cheras, Tmn Sg Sering, Hijauan, and KIP Cheras. Is this Bukit Prima near to Bdn Hussien Onn area?

yes! its also near to taman Len Seng. Actually i have done some homework, the Hijauan Residence open for sales their bungalows for about 1mil and above(i hope i am right.)but the area is very far at the hulu langat forest reserve. Their Semi-D selling about 800k above.

I've did quite a bit of survey. Location and access road is better than Hijauan or Sunway Cheras. The Peak used to be called KIP Cheras before the land owner decided to take over the project. Since then, they have revamped the whole project and progress has been very good. I have friends in the neighbouring gardens and they were surprised at the progress as well.

There are many access roads into the area - vide Alam Damai - MRR route, Connaught highway, or even from the back if you are travelling in from the South. Flyover from Jln Cheras is completed and to be opened soon. I've heard that the traffic has improved.

Since it's in a matured neighbourhood, amenities are plentiful and compared to the rest of the new landed development in Cheras that's not in millions like the Bayu Segar one, The Peak is the nearest to KL / PJ - can use Jln Cheras, MRR, Connaught - East West Link, NPE, KESAS, etc.

RM650k is actually higher than when it was initially launched. It may go up, not sure, but currently more than 85% are sold. Still a very good buy considering the location, freehold, gated and guarded community, clubhse facilities, large build-up, fully extended wet kitchen, high ceiling, etc. Also, developer has informed that Phase 3 has taken into consideration the mistakes / recommendations from the older phases. It's also the lowest density and the one nearest to the clubhse. Semi-d is also competitively priced - try comparing to Bayu Segar.

Secondary market for Phase 1 is asking for at least RM700k for the smaller units and up to RM850k for the 24 x 80 units.

Hi,thanks for your replied. I've gone to view the Hijauan Residence. The access road to the place is not as good as The peak and also the development is not as good as The Peak too. The houses are not so beautiful. The worst part is i have to get through all the low cost houses to get to the place. i will never pay for nearly a million Ringgit to stay in that area, even though it is a well known developer.
Atleast my investment decision for The peak is right. Thanks again.
