I've did quite a bit of survey. Location and access road is better than Hijauan or Sunway Cheras. The Peak used to be called KIP Cheras before the land owner decided to take over the project. Since then, they have revamped the whole project and progress has been very good. I have friends in the neighbouring gardens and they were surprised at the progress as well.
There are many access roads into the area - vide Alam Damai - MRR route, Connaught highway, or even from the back if you are travelling in from the South. Flyover from Jln Cheras is completed and to be opened soon. I've heard that the traffic has improved.
Since it's in a matured neighbourhood, amenities are plentiful and compared to the rest of the new landed development in Cheras that's not in millions like the Bayu Segar one, The Peak is the nearest to KL / PJ - can use Jln Cheras, MRR, Connaught - East West Link, NPE, KESAS, etc.
RM650k is actually higher than when it was initially launched. It may go up, not sure, but currently more than 85% are sold. Still a very good buy considering the location, freehold, gated and guarded community, clubhse facilities, large build-up, fully extended wet kitchen, high ceiling, etc. Also, developer has informed that Phase 3 has taken into consideration the mistakes / recommendations from the older phases. It's also the lowest density and the one nearest to the clubhse. Semi-d is also competitively priced - try comparing to Bayu Segar.
Secondary market for Phase 1 is asking for at least RM700k for the smaller units and up to RM850k for the 24 x 80 units.
