Wow, interesting discussion here.
May I also add that in the future, buyers will place great importance in SECURITY.

Hence gone are the days when people will break the bank to buy an old semi-D in PJ.
Most people will be going for the Gated & Guarded Concept Homes - security for them and
their children.

And hence I will invest in freehold Gated & Guarded homes in good locations.

freehold, gated & good price... everyone wishes. but the trouble is most new dev are leasehold.

There are freehold areas, but these are a distance away from the city.
However, still accessible via major highways. So I'm quite sure the prices will appreciate.
One good example is Bukit Jelutong.

.... yes. And also Ara Damansara, USJ Heights and Putra Heights.

Agree also as there are freehold. But the price may not be cheap after all. Take for example Putra Heights from Sime UEP does cost a bomb for average wage earners.

Besides that most M'sia they prefer landed houses between RM200K - RM300K. Any recommendations on landed dev.
