Basically I don't see any difference between HBB and SOHO.

Edward, my concern with Office Suite is that the land title would be for commercial rather than residential rite? Much like service apartment. Therefore, the rate for quit rent, assessment fees and etc would be higher as compare to residential I assume. And most importantly, if anything happened between the developer / management and you, it is less likely that the Ministry of Housing and Local Govt would help as the land is not for residential purpose. Can anyone enlighten me about this? Thanks.

Very good points. I believe that office suites are under a commercial title. But quit rent even though are a little higher, it's still not ridiculously high.

Would you kindly elaborate on what will happen between developer/management and owner that might require Ministry of Housing/Local Gov't intervention?

I kind of have the perception that developer/management are not supposed to be against the owner but for the owner in commercial properties and thus do not need local authorities/M. of Housing to protect the owner. But I might be wrong. Perhaps somebody would care to advise us on this?

Lets put it this way.

The housing development is governed by the Housing Development Act.

Why SOHO exist.

Reason is simple. Take for example a residential and commercial titled development.

Residential title - Build whatever house on it be it landed or condo, the developer is obligated to go through the HDA and application of APDL.

Commercial title - Build whatever commercial components on it, and the developer do not need to apply for Developers License and Advertising Permit and the avoidance of HDA. But, some service apartments are built on a commercial platform, thus in this condition, the developer has to comply to HDA (for service apartments only) and application of APDL.

However, SOHO concept or Business Suite concept is different. In other words, it is meant to be a service apartment, but marketed as an office unit which does not require the intervention of HDA and APDL; and that ease off the Developer a whole lot of headaches with HDA. Thus, came this concept.

The developer basically market it as office suites / SOHO, and when signing SPA, the Developer will want you to to sign a separate Renovation Letter. Why? Because Developer will undertake the renovation to complete it as a renovated residential unit.

So, its your call now, whether you want to treat it as office or home or both.

If one checks the deed of mutual covenant between a SOHO and a luxury condo, actually,
the concept is more inclined to mix an office suite more than a home.

This is a high end office suite concept with the comfort of living.

However, not sure about the rate of charges and the type of charges involved.

Maybe some purchasers can write in and share something on the type of charges imposed.

SOHO office suite is the trend nowadays. Even though it is office and residence mix together but it is build on a commercial land therefore, all rates or charges will be based on commercial rather than residential.
