The rising of stock prices and the share market picking up points are good indication of
a robust economy.

Actually, there is little point to debate on which approach is sustainable.

The population here welcomes property investment as a culture and in my opinion,
this is a healthy culture since that means the concept of owning a property for
every family a workable concept.

Indeed, if you are a keen investor, more than one is affordable and will be a plus
to the overall economic performance since the bank performance will also be good.

Hence, the prospect of a robust market is a lot about investing in a healthy culture
where we know both here and abroad that property investment is just an aspect of this tradition
that is workable.

So, is there anything new which we don't know already ?

It is September 2010 now, your feelings on property price to go down a bit has gone off track.

In fact, prices have been spiralling and go a few notch higher. You see sold-out success from recent launches (only in certain locations). Here, you can easily witness sold out success and some not even launched in the public, and yet being \"sapued\" by internal people!

Some sold out success like Dale,Sentral titiwangsa,PR2,222 setapak,G residence,Casaman,Amaya Cheras,Casa Tropicana and etc etc.

IMO,prices will only sustain and may only go higher as demands from genuine buyers still outwits demands from speculative investors per head per property. This is not the real market, it is the speculators market now. Property bubbles may be forming, BUT only in certain locations and may not reflect the overall property market. Hence, affordable properties is still much available and if you may be aware of, sub-sale properties have not shot up in tandem with new benchmark prices for new housings, affordability is not yet an issue. Recent DSLs new launches in places like 16 sierra, Alam Impian, Kemuning Utama and etc does not even breach RM500k. I might perceive that some people may compare the price base on PRIME locations. However, there are still abundance of affordable secondary properties around, if you are not so selective only on new properties.

The government has been circulating around to seek opinions on cooling the property market. At one hand, the Government wants growth and on the other hand, trying to cool off the market. Isn't this a FLIP FLOP situation?

Cooling off the market by capping 80% Loan to Value will only devastate the property market on GENUINE BUYERS and NOT PUNISHING the speculators. As the word Speculator/Investor implies, these are people with cash upfront and 80% LVR does no effect at all. HOWEVER it will greatly affect the layman and buyers for own occupancy. Unless the Government wants a healthy market, better cap the 80% LVR only on higher end properties and only on 3rd property purchase onwards. Implementing 80% LVR across the board may well dooom the market.

M'sia is big. Klang Valley is big and diverse. We have PJ, Puchong, Subang, MK, BB, SH etc...We see flats, apartments, condos, service apartments, duplex, triplex, landed terrace, semi-d, bungalow, townhouse etc...we got locals, expats, students, working adults, africans, ah mo etc...we have all sorts of properties, all sorts of market, all sort of buyers, all sort of seller, all sort of tenants etc...we hv wide range of lender Maybank, HL, CIMB, AB, StanChart, HSBC, OCBC, UOB etc...offering wide range of loan package, lock-in, non lock-in, -1.5, -1.7, -1.9, -2.1 etc...we have large pool of young population going into work force as in the norm of developing young nation like M'sia...we have Kelantan, Pahang, Sabah, N. Sembilan, Melaka, Johor coming to Klang Valley to works / study...and it is M'sia...

so no worry, just get one that you think got potential. after all, land is big, choices are aplenty. the only thing is that, you got to do your own homeworks. remember, don't generalize market. don't believe until you convince yourselves. cheers!
